A very helpful primer for risk-averse investors.  We have specialized in investment grade absolute net leased or bond leased properties for the last number of years.  They are not sexy or fashionable.......even boring; but, they do provide stable, secure and predictable inocme streams for savvy real estate investors.  It is surprising how often many of the internet sources actually mislead buyers and investors by characterizing offerings as &quot;NNN&quot; when in the fine print, they may or may not reluctantly acknowledge that the Landlord is, in fact, responsible for &quot;roof and structure&quot; or that some management or operating expenses are &quot;reimburseable&quot; by tenant on some vague formula.

In challenging times like the 2009-2011 market, accurate and current market intelligence is critical to inform good investment decisions.  

We often reflect that the sub-markets in which the property candidate is located is an important point of acqusition criteria.  We assert  such a property should be in State Capitals or University Towns where the regional economies are not subject to the fluctuations of other secondary and tertiary economic markets.  Such properties are more easily financed, provided that you have a Corporate Guaranty of tenant obligations and no early termination clauses that are not fully disclosed.

A capable and diligent net lease advisor can earn his or her fee many times over by providing guidance that is informed by client objectives more than broker marketing.  Integrity, of course, is non-negotiable.</description>
